The Challenge

Rental property floors are subject to steady moisture exposure and everyday wear, often over long periods between refurbishment cycles, which places extra demand on any finish applied to them. The existing coatings and surface cracks needed to be addressed before a new system could be installed, since a rental asset needs a flooring solution built to handle sustained use without frequent intervention.

02

Our Approach

BlastOff prep ground the existing coatings from the concrete to expose a clean substrate ready for repair and recoating. All cracks were repaired using cement epoxy before two coats of waterproofing membrane were applied, protecting the finished system from moisture pressing up from below the slab. The build was completed with two coats of high-gloss epoxy over the sealed base, sequencing preparation, repair, waterproofing and coating as one connected process.

03

The Outcome

The finished floor delivers a hard-wearing, continuous surface that also resists moisture from beneath, suited to the demands of a managed rental property. It is easy to maintain between tenancies, giving the property manager a floor built to withstand ongoing use rather than one requiring frequent attention.

Flooring That Can Handle a Rental Cycle: Waterproofed Epoxy for a Barfoot & Thompson Avondale Property

Rental properties put steady demands on a floor, with moisture exposure and everyday wear building up over long periods between refurbishments and no guarantee of gentle treatment in between tenancies. For a managed property in Avondale, Barfoot & Thompson Property Management needed a flooring system that could handle that reality rather than one that would need attention again within a year or two.

BlastOff prep ground the existing coatings from the concrete to expose a clean substrate, then repaired all the cracks that surfaced using cement epoxy repairs before moving on to the waterproofing stage. Two coats of waterproofing membrane were applied to protect the finished system from moisture pressing up from below the slab, a real risk in rental properties where drainage and maintenance are not always managed as consistently as in owner-occupied homes. The build was completed with two coats of high-gloss epoxy over that sealed base, sequencing preparation, repair, waterproofing and coating as one connected process rather than a series of separate trades handed between contractors.

Property managers weighing up flooring options for a similar rental should treat the substrate condition as the deciding factor, since a glossy topcoat over an unaddressed crack or damp slab will only buy a short reprieve before problems resurface. A proper scoping conversation should cover the moisture history of the space, how the floor is likely to be used by tenants day to day, and whether waterproofing beneath the epoxy is warranted given the slab’s exposure to ground moisture.

The finished Avondale floor now offers a hard-wearing, continuous surface that resists moisture from beneath and is straightforward to maintain between tenancies, built through high-performance epoxy floor coatings rather than a quick cosmetic upgrade.
