Fire damage to the carpark had compromised more than the visible finish. The structural steel had lost its passive fire protection and its protective coatings, and the asphalt surfacing and line marking had also been affected. Restoring the carpark meant reinstating corrosion protection and fire performance together, rather than simply repainting over the damage, before the facility could reopen to daily traffic.
With the steel members and galvanised cable trays already blasted and the soot-affected areas soda cleaned, BlastOff applied intumescent paint to the structural steel to reinstate its passive fire protection. Durable protective topcoats were then applied throughout the carpark to restore corrosion protection and finish. The asphalt surfacing was restored and the line marking reinstated, bringing the coating and surfacing systems back together as one complete package suited to a carpark returning to daily vehicle use.
The carpark’s coating systems were brought back from a fire-damaged, bare-steel condition to a fully coated and line-marked facility, with passive fire protection reinstated on the structural steel. The finish was built to handle daily traffic, allowing the carpark to reopen for business with its protective and fire systems restored.
Once the fire-damaged steel and galvanised trays inside the TPW Wilson Carpark in Newmarket had been blasted back to bare, sound metal and the soot cleaned from surrounding surfaces, the carpark was still a long way from reopening. Fire had stripped the structure of more than its paint, it had taken the passive fire protection off the steel too, along with the coatings that kept corrosion at bay and the surfacing and line marking that made the deck usable. Restoring the building meant putting all of that back as one connected system rather than a simple repaint.
BlastOff applied intumescent paint to the structural steel first, reinstating the passive fire protection the fire had compromised, then followed with durable protective topcoats across the carpark to rebuild corrosion protection and finish. The asphalt surfacing was restored and the line marking reinstated, bringing the coating and surfacing work together so the carpark could go back into daily vehicle use with every system, fire, corrosion and wear, functioning again rather than just looking repaired.
The carpark went from a fire-damaged, bare-steel state to a fully coated, line-marked facility built to handle daily traffic, with passive fire protection reinstated on the structural steel throughout.
Fire recovery projects like this one show why coating decisions on structural carparks cannot be made in isolation from fire performance. Building owners facing similar fire or corrosion damage should ask how their contractor sequences fire protection ahead of topcoats, and how surfacing and line marking are coordinated with the coating programme rather than treated as a separate job. That sequencing is exactly what BlastOff’s commercial protective coatings service is built to manage, working from the abrasive blasting preparation stage through to the final coat.
