The Challenge

The internal walls at the Glenfield rental had become persistently damp, creating healthy homes concerns and ongoing tenant complaints. Previous finishes on the walls and floor had continued to fail, suggesting that earlier repairs had not addressed the underlying moisture path. As a managed rental, the property needed a resolution that would close out the maintenance ticket and hold up under normal tenancy use rather than a short-term cosmetic fix.

Our Approach

BlastOff prep ground the walls and floor to strip back every existing coating and expose the bare substrate underneath. Once exposed, every crack was cut out and repaired using cement epoxy repairs to eliminate localised weak points before any membrane was applied. Four coats of waterproofing membrane were then built up across the walls and floor as one continuous system, carrying the treatment through corners and junctions so the barrier had no gaps for moisture to re-enter through.

The Outcome

The property manager was left with a documented, warrantable waterproofing solution rather than a temporary patch. The rooms are now dry, the original maintenance ticket has been closed, and the underlying asset is protected against the recurrence of the same moisture issue that had been troubling tenants and finishes alike.

Closing Out a Damp Complaint: Internal Tanking at a Barfoot & Thompson Rental in Glenfield

A managed rental property in Glenfield, Auckland had reached the point where damp internal walls were generating tenant complaints, healthy homes concerns and finishes that kept failing no matter how many times they were touched up. Barfoot & Thompson Property Management engaged BlastOff to resolve the problem properly rather than repaint over it again, since the property was cycling through the same repair with no lasting result.

The team prep ground the walls and floor back to bare substrate, stripping every existing coating so the true condition of the concrete and any hidden cracking was fully exposed rather than guessed at. Every crack that surfaced during grinding was cut out and repaired using cement epoxy repairs, closing off the localised weak points that had likely been letting moisture through in the first place. With the substrate sound, four coats of waterproofing membrane were built up across the walls and floor as one continuous internal tanking system, carrying the barrier through corners and wall-to-floor junctions rather than stopping short at the visible damage.

For other property managers dealing with a rental that keeps failing the same finish in the same spot, this project is a useful reminder that repainting a damp wall rarely fixes anything, since the moisture path underneath the surface is what actually needs addressing. A proper scoping conversation for a comparable rental should include grinding back to substrate to check for cracking, confirming how the space is used day to day by tenants, and treating corners and junctions as seriously as the open wall area, since these are the points where a membrane most often lets moisture back in.

The result here was a documented, warrantable internal waterproofing solution, dry rooms, and a maintenance ticket the property manager could finally close for good.
